  • BBMP Bengaluru: 9% penalty + 15% interest after Dec
  • MCD Delhi: 1% per month after June + prosecution

  • BMC Mumbai: 2% per month after 90 days of bill

What Happens Step by Step

  1. Month 1-3: Notices via SMS / email
  2. Month 4-6: Penalty added to dues
  3. Month 6-12: Demand notice with warrant fee Rs 500
  4. After 1 year: Property attachment notice – cannot sell
  5. After 2-3 years: Auction under Municipal Act (rare but happens in BBMP, MCD)
  6. Immediate effect: Cannot get loan, building plan approval, occupancy certificate, sale deed registration blocked in many states

Can You Get Discount on Penalty?

Yes during amnesty schemes – BBMP had 50% penalty waiver in 2023, MCD had 2024. Currently no amnesty in 2025-26 but expected in Dec 2026.

How to Clear Old Dues

Pay online – portal shows arrears with penalty. Pay full to avoid legal. You can pay in installments but penalty continues on balance.
